IOS JV Strategy: Sagard Real Estate and La Caisse Target US Logistics Markets

Sagard Real Estate and La Caisse have unveiled a new IOS JV Strategy aimed at expanding industrial outdoor storage investments across key United States markets. The partnership marks a significant move by the two Québec-based organizations to strengthen their real estate portfolios while tapping into the growing demand for logistics infrastructure.

The IOS JV Strategy will initially target a gross asset value of approximately C$490 million, equivalent to about $361 million. Both partners have also indicated that the platform may scale further through additional capital commitments in the future.

IOS JV Strategy Focuses on Major US Seaport Markets

The IOS JV Strategy will focus on industrial outdoor storage properties located in major U.S. infill markets. These areas typically experience strong demand from logistics operators due to their proximity to seaports, trade infrastructure, and large population centers.

Priority markets under the IOS JV Strategy include Southern California, the greater New York City and northern New Jersey region, the San Francisco Bay Area, Houston, and the Baltimore-Washington metropolitan area.

These regions serve as critical logistics hubs in the United States. Their connection to major ports and transport networks makes them attractive for companies that require storage space for containers, equipment, and distribution assets.

IOS JV Strategy Expands Real Estate Portfolio Diversification

The JV Strategy also represents an important diversification step for La Caisse’s real estate portfolio. Industrial outdoor storage has emerged as a fast-growing alternative asset class within the real estate sector.

Rana Ghorayeb, executive vice-president and head of real estate at La Caisse, noted that the partnership will create a dedicated IOS investment platform. According to her, the collaboration with Sagard Real Estate supports the organization’s broader portfolio construction strategy.

By investing in industrial outdoor storage, the partners aim to benefit from long-term logistics growth tied to international trade and expanding supply chains.

IOS JV Strategy Reflects Rising Demand for Industrial Storage

Industrial outdoor storage has gained popularity among institutional investors as global logistics networks evolve. The sector provides flexible land-based storage solutions for shipping containers, construction materials, vehicle fleets, and industrial equipment.

Demand for such properties continues to grow as companies seek efficient locations near ports and transportation corridors.

The JV Strategy therefore positions Sagard Real Estate and La Caisse to capitalize on this trend by targeting high-demand logistics markets across the United States.

With trade volumes increasing and supply chains becoming more complex, industrial outdoor storage facilities are expected to play a larger role in supporting modern distribution networks.
